Complex design

As part of the investment execution, our office undertakes the all-inclusive complex design work of the projects.

The design process is conducted by either personal discussion with the client or negotiations through e-mail or phone; and in the course of this, those technical solutions are formed on common grounds, which are the most appropriate for the client's demands.

We are ready to supply or assign all elements of a complex design; or the client can choose from the elements of the services according to his/her own needs.

Our design principles

During the design process, beyond the satisfaction of functional demands our aim is to form each building uniquely but at the same time to adjust it to the environment. In mass formation we are looking for the harmony of human scale and balanced proportions. In the design of facades, interiors and details the post-modern reflection of ancient forms, the puritan simplicity of minimalism and playfulness dissolving the rigid monotony all take place. Selecting the building materials, we decide in favour of products which best fit the function, are of the highest standards and are natural in their appearance.

This documentation discovers the disposal facilities of the construction of a new establishment or the extension of an existing building on the given site. Also the presentation of the disposal facilities, which follow a certain investor-concept, can be object to the analysis on more than one site with different capacities.

The preparatory or conception plan discovers the possible best solution or some other options for the realization of the client’s claims. It represents main elements of the disposal, functional layout and mass formation of the building to be designed, without detailed elaboration.

After the negotiations with the client, this plan records the ideas finalized by the architect. It contains the entire plan of the building: from the layouts illustrating the location of rooms and the places of doors and windows through the sections showing the height dimensions and main structure of the house to the façade drawings representing the external appear of the building and to the rendered 3D model.

This is a documentation required for the building permit process, meeting its demands both on content and on formal appearance. The building permit plan contains all information needed for the authorities in charge of the permission in order to run the process. The plan is prepared in conciliation with the consigner and the authorities. For the client, the plan presents the precise drawings of the building, gives the structural, mechanical and electric adjustments; and in case it is needed the road- and landscaping disposal too.

Bidding or tender plan contains all information needed for the bid given by the constructors. Therefore the tender for constructors can be started on the basis of these plans. For this purpose the documentation comprises the plan showing all building structures and materials of the establishment to be built and the technical descriptions by professions as well. Consignation, determining the doors and windows and the characteristics of other customized structures, is part of the documentation just as the budget calculation.

The construction plan contains all information needed for the realization , since the assigned constructor builds the establishment to be constructed on the basis of this plan. The documentation comprises everything that the tender plan does, but this is more detailed with larger coverage. The joints and unique adjustments of different building structures are presented in the detail plans, the detailed list of the rooms’ features are written in the room list, and if it is required, the colour combinations of the exterior and interior are illustrated in the so called colour plans.
